Preventive Maintenance (PM) is a proactive, time-based strategy consisting of regularly scheduled inspections, cleaning, testing, and component replacements designed to keep critical power equipment in optimal operating condition and prevent unexpected failures before they occur.

The three core phases of an effective Preventive Maintenance program:

• Inspection & Thermal Imaging:
Technicians perform a detailed visual inspection of all components, including terminations, circuit breakers, and bus bars. Infrared (thermal) scanning is used to detect “hot spots” caused by loose connections or unbalanced loads, allowing for correction before a catastrophic failure or arc flash occurs.

• Testing & Performance Verification:
This phase involves operational testing of all equipment under simulated conditions. For generators, this includes load bank testing to verify they can handle full rated load without overheating. For UPS systems and batteries, it involves impedance testing and discharge tests to confirm they will provide the required runtime during an outage.

• Cleaning & Calibration:
Dust, dirt, and corrosion are major causes of equipment malfunction. Components are carefully cleaned, and all control setpoints (such as voltage and frequency thresholds on ATS controllers and protective relays) are verified and calibrated to ensure the system responds correctly during a power event.
